What is Porto Bello Private Residence Club?
Porto Bello Private Residence Club represents innovation in second home ownership, combining convenient hassle-free ownership with amenities of a luxury property. Owners have the flexibility to enjoy the month they bought in that specific month or through out the year.
Why was this concept developed?
Through extensive customer research, we identified the need to combine the benefits of second home ownership with the amenities and services of a fine resort. We also found that many customers didn't need to own a fulltime property based on their personal vacation needs. In fact, most of the owners of these second home properties had expressed their concern of having paid such a large amount of money to have so many hassles and using the property only one, two or three months at the most per year. This information brought forth the opportunity to offer Fractional Real Estate. In short, the owners purchase a deeded and titled property with only as much time as they require for their vacation needs and are spared the challenges and pitfalls of trying to rent or maintain it during the time that it is not used. At Porto Bello Private Residences, you purchase a 1/12 or greater interest in a specific Villa for a specific month each year; forever. You will have a deed to your Villa for the specific month you purchase. The deed you receive is like the deed that would typically be conveyed to ownership of a single family home. When sold out, the Porto Bello Private Residence Club will be fully owned and managed by its members, not the developer.
Who is the developer of Porto Bello Private Residence Club?
There are three Mexican partners in the development of the Porto Bello Private Residence Club: Mr. Roman Riviera Torres (President and Founder of Puerto Aventuras), Mr. Gustavo Segrove (local construction company owner) and Mr. Javier Rodriguez (successful business man) have many years of experience in the development and sales of properties in the Mayan Riviera.
The Puerto Aventuras Marina & Residential Community began development in 1987 by Mr. Roman Riviera Torres and has evolved into one of the premier residential communities in the Mayan Riviera, the Mexican Caribbean and the whole Caribbean.
How is ownership conveyed?
The owners of Porto Bello Private Residence Club will receive a deed to the Villa they purchase for the months that they purchased. Ownership can be conveyed to an individual, family, partnership or corporation. Per Mexican law, the owner's deed will be held in Trust at a Mexican Bank.
When do I receive the deed to my property?
Upon completion of sales of your villa, you will sign the deed to the property in front of a Mexican Notary of Public. The Notary of Public will have the deed recorded at the local public records office.
What is the closing cost associated with receiving the deed to my property?
The cost for the Mexican Notary of Public and recordation of your property deed is approximately 5% of your purchase price, paid in full at the time of the Notary visit.
How often can an owner use their Villa?
You may use the Villa you purchased for the month or months that you have purchased, every year forever.
Can I rent my Villa?
Owners may rent some or all of their allotted time. They may rent their unit themselves or use the service of a rental company. All renters will be subject to strict guidelines per the Porto Bello Private Residence Club covenants and must leave an open voucher on a major credit for any damages to the rented villa.
Can I use some or all of the time in another month different from the one I own?
Yes, through our 5 star hotel operation; you may request to exchange a week or more of the time that belongs to your property with another week or month at the Porto Bello Private Residence Club in another month. All you have to do is make a reservation for the time you want to exchange your villa for (you don’t need a reservation for your own month of your property). Owners are provided an optional flexibility through the opportunity to exchange usage of their Villa for usage at thousands of resorts worldwide with membership with Interval International www.intervalworld.com which works with resorts like, Marriott and Four seasons.
Can my deeded ownership interest be resold or transferred?
Yes, like any other form of real estate, your deeded fractional interest may be resold, transferred, or bequeathed.
What are the estimated ownership dues?
The Ownership dues for each individually month owned; are currently estimated at ($1,675.- One bedroom Villa) ($2,050.- Two bedrooms Villa) ($2,485.- Three bedrooms Villa)
What protection do I have that my Villa will be in the same condition when I arrive for my visit as it was the day that I purchase?
The Porto Bello Private Residence Club covenants and guidelines have strict rules that govern the use and destruction of any of the owner’s property. With daily maid service the Villa's will be visually inspected each day. If there is any damage identified at any time in any Villa, the management company will be immediately notified. The management company will then notify the responsible party that has damaged the property and invoice that party for the repair or replacement of the damaged items. In the case of a renter, damages can be charged to an open voucher on a major credit card. In the case of a homeowner not paying for their responsible damages, the Homeowners Association has the right to place a lien against the owner's deed to the property.
Are their annual fees associated with ownership in the Porto Bello Private Residence Club?
Yes, Ownership dues pay for the professional management and operations of the Porto Bello Private Residence Club facilities. Included in these annual ownership dues are each owner's pro-rata portion of expenses, which include but are not limited to, utilities, maintenance, furniture replacement, common area expenses, blanket hazard and contents insurance, homeowners management fee, association owned amenity operation and upkeep, property taxes, and daily housekeeping.
Who determines the annual club fees and establishes the policies that govern the Porto Bello Private Residence Club?
The Homeowners Association owners elected Board of Directors will approve the annual budget and associated club fees. The Board of Directors will be responsible for overseeing the property management company and enforcing the policies on all operations of the Property. Maintenance fees increase or decrease depends solely on the Homeowners association.
What are some of the amenities available to the Porto Bello Private Residence Club owners?
All owners will be able to enjoy the Fitness Center at the Grand Marina building, Special rate at the Tennis Court, onsite Barbeque, Private Pool, Whirlpool Tubs on each Villa's terrace, Laundry facilities on site, year-round storage for each Owner, a discount on green fees at the Puerto Aventuras Golf Course and special rate to enjoy all the facilities at the Beach area at the Omni Hotel for Snorkeling or Sunbathing. The Omni Hotel building and Puerto Aventuras Golf Course are properties of Arch. Roman Rivera Torres (one of our developers).
Where the Porto Bello Private Residence Club is located?
The Porto Bello Private Residence Club are located on the Commercial Marina in the heart of the exclusive seaside community of Puerto Aventuras, in the Mayan Riviera. Puerto Aventuras is a 24 hrs. Private "guarded gated" community, located approximately 60 minutes south of the International Cancun airport.
What does Puerto Aventuras offer for Dining and Shopping?
Puerto Aventuras has a variety of 13 dining options, with many of these restaurants offering outdoor dining adjacent to the Marina area where you may swim with trained dolphins. Intermixed with these restaurants are quaint little shops that are located around a waterway with dolphins, stingrays, manatees and sea lions
Is transportation available to and from Puerto Aventuras?
Yes, there is Van transportation from the Cancun airport. Rental cars and taxicabs are available once you arrive in Puerto Aventuras. Touring companies in Puerto Aventuras can arrange transportation to nearby sightseeing attractions and Mayan ruins. All activities, Dinning and Shopping in Puerto Aventuras are within walking distance of your Villa.
What type of Activities and Entertainment are offered in Puerto Aventuras?
Puerto Aventuras offers more activities than any other resort community in the Mayan Riviera. Water activities include: swimming with trained Dolphins, Snorkeling in the calm clear seawater of our “Caleta” (inlet) or our freshwater “Cenote” (well), Snorkeling and Scuba diving the beautiful reefs within view of our white sandy beaches, Kayaking the calm waters of our marina, deep sea Fishing from one of the many charter boats moored within our piers, riding the Caribbean Sea on one of our Catamarans, taking a ferry boat ride to Cozumel or just relaxing
by the pool. Activities available for those desiring to keep their feet on dry land include: Walking, Jogging or riding Bicycles on the quiet streets of our community or exercising at the fitness center. For those that are competitive, you may challenge your partner or friends in a game of Tennis, Beach Volleyball or Golf at one of our facilities within walking distance of your Villa.
